Rosebery Apartment Building
The building: 183 residential apartments, 1 commercial outlet and 1 common property, all served by a centralised hot water system.
Residents were frustrated. The hot water tariff kept rising, and the servicing and maintenance the retailer was responsible for wasn’t being done. Some of the gas heaters had been left switched off because of poor maintenance, which put extra strain on the remaining units. If nothing changed, the result would eventually have been a full hot water failure across the whole site.
The Owners Corporation engaged The NRG Company to fix it. We handled the whole process, from negotiating the exit from the existing contract through to running the network day to day.
We tendered for a new wholesale supply of the gas used to heat the water and gave the committee a full cost evaluation of the results. Together with our recommendations, we showed them what they could charge residents for hot water, so the decision was theirs to make.
The results
- A 14% reduction in the hot water tarifffor residents.
- The committee chose the rate.They had the option to cut the tariff by 29%. Instead they chose 14%, keeping a margin that pays for efficient equipment upgrades and ongoing servicing and maintenance.
- A competitive gas supply,secured through a full tender, with every cost laid out for the committee.
- The equipment is now looked after.Servicing and maintenance are properly funded and managed, instead of being neglected until something breaks.
